Selling a luxury home isn't simply about scheduling photographs and putting a
property on the market.
For me, the process begins with understanding the home, its condition, its
unique characteristics, the likely buyer, and what the seller ultimately needs
to accomplish.
I'm extremely hands-on with listing preparation.
Depending on the property, that may include painting, flooring, landscaping,
repairs, staging, furniture placement, professional cleaning, or coordinating a
much larger renovation.
I look at the details because buyers notice details.
That doesn't mean every seller needs to spend a significant amount of money
preparing their home. It means evaluating which improvements make sense for that
particular property.
Some homes are nearly ready to photograph when I arrive.
Others benefit from a more substantial preparation strategy.
The goal is to make informed decisions before the property goes live.
Every luxury home is unique.
I evaluate comparable sales, competing listings, property characteristics,
condition, upgrades, location, and market conditions.
I also use a custom program designed for appraisal analysis, incorporating my
own market research and property data to help evaluate potential pricing
strategies.
The program supports my analysis. It doesn't replace my professional experience
or judgment.
Pricing should be supported by the market, not simply by what a seller hopes to
receive.
If the data doesn't support a particular price, I'll explain why.
Sometimes we may agree to test a higher price, but that needs to come with a
clear strategy for evaluating buyer response and making adjustments promptly if
necessary.
I'm willing to turn down a listing when we can't agree on a pricing strategy I
believe is realistic.
My goal isn't simply to get your home listed.
It's to help you get it sold.
