What is your Magnolia home actually worth?

An online estimate may give you a starting point, but it cannot replace a property-specific analysis.

Zillow states that its Zestimate is not an appraisal. The Consumer Financial Protection Bureau also distinguishes between automated models and valuations prepared by people who evaluate property and market information.

For a homeowner considering a sale, the more useful tool is usually a comparative market analysis.

What is a CMA?

A comparative market analysis, or CMA, is an estimate of a likely market range prepared using relevant real estate data.

The process begins with comparable properties that have recently sold. A strong CMA also reviews active competition, pending activity when available, market conditions, and the features of the subject property.

Comparable sales are similar homes that have recently sold in the same general market and are used to help create a CMA.

What makes a comparable sale relevant?

The closest home is not always the best comparable.

A useful comp should be evaluated for:

  • Location
  • Neighborhood or subdivision
  • Sale date
  • Lot size
  • Home size
  • Age
  • Construction type
  • Condition
  • Renovations
  • Pool or outdoor improvements
  • Garage and additional structures
  • Property position
  • Buyer demand at the time of sale
  • In Magnolia, the lot and utility setup may also affect how buyers compare two properties.

    Why current competition matters

    Closed sales show what buyers have already paid. Active listings show what buyers can choose from now.

    If several competing properties are available at the same price, buyers will compare condition, presentation, lot, updates, and terms.

    A home may be worth one amount based on historical sales but face a different strategy because of what entered the market this week.

    CMA versus appraisal

    A CMA is not the same as an appraisal.

    A real estate professional typically prepares a CMA to help a homeowner evaluate a potential listing range. A licensed or certified appraiser prepares an appraisal for a specific purpose, often in connection with financing.

    Both may use comparable sales, but they serve different roles.
