Champion Forest Home on Two Corner Lots with Pool, Spring TX

A lot of buyers in Spring tell me the same thing. They find a house they like, then walk out back and there's a pool with a strip of grass around it. Cumbria is different. It sits on two full lots on a corner in Champion Forest, about half an acre, and the backyard actually feels like a yard.

The house

It's a two story traditional with 7,211 square feet, five bedrooms, five full baths and a half bath. It was built in 1981, and the sellers have put real work into it since.

The kitchen is set up for people who like to cook. There's a gas cooktop in the island under a stainless vent hood, double convection ovens, a breakfast bar and deep drawers for pots and pans. The sellers ran a new gas line for the cooktop and turned the half bath by the laundry into a walk-in pantry. There's reverse osmosis water at the sink too.

If you work from home, the office has floor to ceiling built-in bookshelves, windows on two sides and new French doors that close.

Upstairs works like its own place

The second floor has four bedrooms, a remodeled full bath and an extra room. There's also a den with a tray ceiling that opens to a kitchenette the sellers added, with a full size refrigerator and a sink. It's a second spot to hang out, separate from the game room downstairs. There's a balcony off one of the bedrooms too. If you've got parents moving in, grown kids coming home or guests who stay a while, they can make their coffee without coming downstairs.

Out back

This is the part people remember. There's an approximately 44,000 gallon pool, an open level lawn and a fence all the way around.

The covered patio went in in 2025. It has a wood burning brick fireplace, a wood plank ceiling, two ceiling fans and a motorized screen that drops at the push of a button. The sellers told me the patio became the heart of the house. In fall that's easy to picture, with the fire going and a game on.

The work that's already done

The roof was replaced in fall 2024, the whole roof and not a patch. There's a whole home standby generator with an automatic transfer switch. The sellers added it after Beryl. They also put in new A/C condensers and a tankless water heater, and the laundry room was rebuilt with granite counters and custom cabinets.

Parking and storage

The four car garage has straight-in entry from the street and a double wide driveway. The sellers say that's hard to find in Champion Forest. There's storage along the sides and a workbench with a wall-mounted tool rack.

Who this fits

I picture a few kinds of buyers here. Families who need five bedrooms and a yard the kids can actually run in. Multigenerational households who want the primary downstairs and a suite upstairs with its own kitchenette. And anyone who wants to host, inside or out.
